Basements
Price Range: $80,000 – $180,000+

With a nearly finished basement, we will take your project up to drywall, meaning we’ll finish all the electrical, HVAC, and all rough plumbing will be completed and capped for future use. How we evaluate historic homes remodel Costs
Historic home remodels are an exciting way to update your older home while maintaining the historic charm of the time it was built in. There are a few different ways to consider a project a historic home. At FBC Remodel, a historic home is:
- Built before 1970
- In Denver, considered a historical home in need of special permitting by the historical home board.
Due to their custom nature, historic home remodels are typically more expensive and may have a longer than average construction time. Learn more about what goes into historic home remodel pricing.
1. BRINGING YOUR HOME TO CODE
A historic home generally creates price increases in nearly every aspect of the project due to the extremely old conditions, existing remodeled items that were not done correctly, or sometimes, both. You are bringing an old house up to current code which is not an easy task and can require extra steps we wouldn’t have to take in a more modern space. This can include adding egress windows, adjusting ceiling heights, rewiring the house, and adding insulation throughout the home.
2. SPECIALTY TRADES
In our Minneapolis market, special licensing is required for plumbing and HVAC contractors to work with historic homes. These specially licensed trades typically come at a higher labor cost due to their expertise and the complexity of working within a historic home.
3. CEILING HEIGHTS
In most cities, a ceiling height of at least 7’ is required, especially in basements. Some cities will not let you do any construction unless it is possible to get to this ceiling height, likely by doing a dig down or moving pipes that are contributing to low ceiling space.
4. UPGRADING MECHANICS & ELECTRICAL
Updating a historic home means bringing all of the mechanics, electrical, and plumbing up to the current code. This can include rewiring the house, cleaning up existing electrical wiring, adding plumbing rough-ins, and adding a sub-panel.
5. LEAD & ASBESTOS
To create the safest construction and living environment, lead and asbestos testing are done in all of our projects. However, historic homes are the most likely to experience issues with lead and asbestos. Lead is most likely found in anything built before 1978, while asbestos is found even in homes today. Mitigating these issues can comes at a significant cost to the homeowner.
6. FLOORING
Typically, historic homes need brand new flooring through a more extensive process than simply replacing the existing floors. Most historic homes need their floors leveled and need to put in waterproofing and drain tiles which can be incredibly expensive.

These projects are typically higher in price as they require unique sourcing and custom builds.
bedroom suites
Price Range: $90,000 - 175,000+
Bedroom suites are your own person sanctuary. These spaces are designed to be a calming oasis. These spaces often include the primary bedroom, bathroom, and closet space. Depending on the scale of design, the primary bathroom space is often driving cost, followed by closets, and then the primary bedroom.
Additions
Price Range: $100,000, plus cost of project type
Expanding your living space with an addition is an exciting venture. Whether you’re craving extra room or aiming to enhance your environment, additions offer a practical solution. Our base cost for additions begins at $100,000 and varies with project complexity. When envisioning your addition, anticipate an initial investment of $100,000, with potential additional costs tailored to your project’s specific needs.
