Here are the top 6 factors that drive cost:
1. LAYOUT AND AGE OF HOME
Family play and engagement take place in basements, an extension of the family home. In order to achieve a desired function, it may be necessary to move plumbing or structural elements. This can increase the cost. In addition to your budget, your home’s age, water intrusion, radon, and uneven concrete can also affect it.
2. BASEMENT FEATURES
Costs will vary depending on the cabinets, wet bars, backsplashes, and appliances. You can create the coziest space in your home with a fireplace in the basement. In your budget, be sure to include stone, a mantel, a gas line, and power.
3. SPECIALTY ROOMS
Our team can add unique rooms to your basement if you decide to finish your basement in the future – wine cellars, home gyms, crafting rooms, etc. It will be designed specifically for you and your vision. The cost of these specialty spaces will depend on the level of customization, including materials, equipment, finishes, plumbing, electrical, and more.
4. BATHROOMS
You can make your basement more convenient, complete, and even luxurious by adding a bathroom. There is no doubt that bathrooms can add to your project’s cost since they require water and electricity. The extent of your basement’s plumbing can affect the price, so note how much water access you currently have there.
5. ELECTRICAL AND APPLIANCES
You can impress your guests and create more convenience in your basement by adding appliances such as a kegerator, pizza oven, and microwave. One often overlooked cost of new appliances is the mechanical upgrades required to power them. We are here to assist you to determine those unique costs.
6. EGRESS WINDOWS & CODE COMPLIANCE
Code requires two points of egress in all basements, and if they don’t exist, it will impact the project’s cost. An Egress window is a window that can be opened to provide a safe exit during an emergency. As well as providing natural light and ventilation, egress windows can make a space feel more comfortable by adding natural light.
Nearly Finished
WHAT’S INCLUDED?
Nearly Finished Basements are an inexpensive way to start using unused space in your home. NFBs create the framework of your basement and prepare you for turning the unfinished space into your dream space.
$60K – $80K Entry Range
$80K – $90K Average Range
$90K+ Top of Range
Here are the top 6 factors that drive cost:
1. LAYOUT AND AGE OF HOME
An extension of a home, the basement serves as a place for families to gather and play. Plumbing and structural elements may need to be relocated to accommodate this use. The cost could rise as a result. Budget is not the only factor to consider; there are also factors such as age, water intrusion, radon, and uneven concrete.
2. BASEMENT FEATURES
The cost of appliances, cabinets, wet bars, and backsplashes will all vary. When you have a fireplace in your basement, it will be the most cozy place in your house. Keep gas, electricity, and stone in mind when budgeting.
3. SPECIALTY ROOMS
If you decide to finish your basement later, our team can add unique rooms such as wine cellars, home gyms, and a crafting room. These rooms are designed and built just for you. Based on their materials, equipment, finishes, plumbing, and electrical systems, customized spaces may cost more or less.
4. BATHROOMS
You can make your basement more convenient, luxurious, and complete by adding a bathroom. Since a bathroom requires water and electricity, it is expensive to construct. Make sure you know how much water plumbing and access is in your basement so you can determine how much your basement will cost.
5. ELECTRICAL AND APPLIANCES
Add appliances such as a kegerator, pizza oven, and microwave to your basement to make it more convenient and impress your guests. Mechanical upgrades are often overlooked as part of the cost of new appliances. We can give you an estimate of how much these upgrades will cost.
6. EGRESS WINDOWS & CODE COMPLIANCE
In basements, it is mandatory that there be two egress points; otherwise, it will increase the cost. Egress windows are windows that can be opened in an emergency. Egress windows, in addition to providing natural light and ventilation, can also add natural light to a room to enhance its comfort.

2. FIXTURES, TILE, AND FINISHES
You can make your shower and floor look priceless by having tile in your shower and on the floor. Bathtubs, vanities, and faucets can all be statement pieces in your bathroom. In the remodel of your bathroom, your fixtures, tile, and finishes could have a significant impact on the final cost.

Vanities will help you stay organized in style without compromising space. Many features such as hamper pull-outs, sliding towel bars, and linen storage spaces are available to meet your needs. Each of these customization choices, such as the wood type, finish, storage, and door style, contributes to the overall cost.

$150K – $190K Average Range
$200K+ Top of Range
Here are the top 6 factors that drive cost:
1. AGE OF HOME
Your home might need mechanical updates, such as plumbing, HVAC, or electrical, for your remodel to be successful, depending on when it was constructed. Construction cannot begin unless lead and asbestos have been properly remedied.
2. SQUARE FOOTAGE
With more square footage, you have more opportunities to improve the overall functionality of your space. Be aware that materials and labor can be expensive. Your designer will design a space that is functional no matter what its size.
3. OPENING WALLS & RECONFIGURATION OF LAYOUT
Vanities help you stay organized without sacrificing style. You can customize your bathroom with features such as hamper pullouts, sliding towel bars, and linen storage. Wood type, finishes, storage, and door style are some of the customizations.
4. FINISHING DETAILS & MATERIALS
A picture-perfect look is created by adding finishing touches like custom hardware, specialty doors, and lighting. These are often more expensive than standard finishes. In addition to the flooring, countertops, appliances, fixtures, and other finishes in your home, you will have to consider their costs.
5. ELECTRICAL
Electrical systems are almost always involved in space planning. It may be necessary to update outlets, wiring, or electrical panels if the house is older. We will ensure that your house meets all building codes. Your project may cost more if you need to update your home’s mechanical systems.
6. UNFORESEEN COSTS
Adding a significant portion of your home to your remodel will give it a fresh, new feel. Despite their expertise, construction teams cannot see all the potential problems inside walls and under floors. FBC Remodel’s experience and fixed pricing allow you to plan for the unexpected.
Historic Homes
What Makes A Historic Home?
Home remodeling in a historic style can update your old home while maintaining the charm of its era. You can consider a project to be a historic home in a few ways. At FBC Remodel, a historic home is:
- Built before 1970
- In Denver, considered a historical home in need of special permitting by the historical home board.
Historic home remodels may be more expensive and take longer to complete due to their custom nature. Find out how historic home remodel prices are determined.
Average Historic Home Pricing
$70K+ Bathroom Remodels
$85K+ KITCHEN REMODELS
$130K+ BASEMENT FINISHES
$100K+ NEARLY FINISHED BASEMENTS
$110K – $120K SMALL WHOLE HOME REMODEL
$125K – $140K LARGE WHOLE HOME REMODEL
THE TOP 6 FACTORS THAT DRIVE COST
1. BRINGING YOUR HOME TO CODE
Due to the extremely old conditions, existing remodeling items that were not completed correctly, or sometimes both, historic homes typically increase in price throughout every aspect of the project. An old house needs to be brought up to code which is difficult and can involve extra steps that would not be necessary in a more modern home. You can add egress windows, adjust ceiling heights, rewire the house, and add insulation throughout the home.
2. SPECIALTY TRADES
For plumbers and HVAC contractors to work with historic homes in Minneapolis, special licensing is required. Due to their expertise and the complexity of working within a historic house, these trades typically come at a higher labor cost.
3. CEILING HEIGHTS
Most cities require a minimum ceiling height of 7′, especially in basements. Some cities won’t allow construction unless you can reach this ceiling height, which usually means digging down or moving pipes that are contributing to low ceilings.
4. UPGRADING MECHANICS & ELECTRICAL
Bringing a historic home up to code means updating its plumbing, electrical, and mechanical systems. You may need to rewire the house, clean up existing electrical wiring, add plumbing, and install a subpanel.
5. LEAD & ASBESTOS
All of our construction and living projects are tested for lead and asbestos to create a safe environment. Asbestos and lead are typically found in historic homes. Anything constructed before 1978 is likely to contain lead, while homes built today may contain asbestos. The homeowner may be faced with significant expenses when mitigating these issues.
6. FLOORING
Historic homes often require brand new floors that require a more involved process than simply replacing the existing floors. The floors of most historic homes need to be leveled, and waterproofing and drain tiles need to be installed, both of which can be very expensive.
